buying in icmeler

Could somebody give me some advice regarding buying a property in icmeler,i would like to invest but would like to know what the problems are and how much a 2 bed property would cost.This would be for my wife and me to retire and also let our friends to use,i spoke to a lady last year in the stella show who told me she lost a lot of money because of the red tape.Many thanks in advance :)

I would recommend you having a look at Turkish Living Forums, there are tale of woe regarding buying property in Turkey but there is also a lot of advice on how to get it right.

my parents bought a property in alanya 6 years ago after looking in icmeler
because land is limited in icmeler the prices are much higher than in other places
the property market has gone down considerably so it might be the time to buy when prices are low
you need to be checked over by the turkish army before being allowed to purchase your title deeds known as a tapu in turkish
if you need any other information pls ask

Hi Watoo;

We bought a new 2 bedroom apart in 2005 for £100.000, and as was previously mentioned, have a read of the forum that was named. We did'nt!
We went on our usual hols for 2 weeks and came away having paid a small deposit to hold the apartment, and if i remember right 2 weeks to send out the the remaining 10% and then 6 weeks later the rest. We bought through an estate agent that we had seen many times before and was well established (and still trading). We were lucky, in having no problems, got the tapu (deeds) a couple of months after the purchase, and havent looked back.

The only pointers i can give you are, dont buy to close to the centre (ours is about 5 mins walk from Azra Jewellers) which is close to the centre but far enough away to avoid the boom boom of the bars if you fancy a night in, and of course the other thing to consider is maintenance fees (currently ours are £400.00 a year) this is for the gardens around the complex (2 blocks of 4 apartments), the water and pool chemicals also the electricity for the pool and communal lighting, and of course the maintenance mans wage. Of course there are some apartments for sale without a swimming pool, So fees would be considerably less, it all depends on what you would like.
Personaly i wouldnt buy ground floor, due to, could you leave your door/window open at night if it was warm, also a couple that we looked at appeared to have damp problems, due to them being dug out below ground level, and not having damp courses like we do here in the uk, and when it rains in Turkey it rains!, we have heard a couple of stories in the winter about the rain going in the back door and leaving through the front door literally!!
